Hello,

We are looking to purchase approx. 5 acres of land to build a private off the grid home and a small self sustenance farm with all the hook ups until we are able to stay off the grid once construction, etc.. is complete.

We are looking to be in an area that allows self builds, mild weather, close to town and a decent school district. But also affordable and within driving distance to the coast.

Our intention is to be involved with an agricultural, environmental, eclectic and over all good natured community.

What are your expectations for "mild weather," as far as temps, snow, rain, sunshine? Have you visited the Oregon coast before?

Where are you from? Affordable 5 acre lots and Oregon are not normally mentioned together. The lot will cost you about $100k minimum. Road, well, septic, power and phone will run you another $50k, so you will be into it $150k before you ever start building.

I do know a woman outside Wolf Creek who has an undeveloped 5 acre lot for about $150,000. There is no power, well or septic, but a paved county road runs right past one side of the property. Judging from other wells in the area, a small garden would be the best you could do.

Self build? Heck my husband has done that with two large homes. Just get a building permit and construct to code.

I think anywhere in Oregon you can act as your own general contractor for a personal residence. You just need to follow the residential building codes and city/county codes and ordinances, file permits and get the property inspected per codes as you build. The only rural areas where "decent school district" and acreage go together in the mid-valley are Scio (really good K-8), Sublimity (really good K-8), Silverton, Turner (Cascade Elementary) passes the decent school district zone. None of these will be particularly affordable.

Dallas meets your criteria except for the decent school district criteria, but it is a conservative small town. Eclectic isn't the word I would use to describe it. That would be Silverton. Maybe around McMinnville, but I don't know anything about the schools out there.

Off Grid is often not a reality in Oregon. Most off griders are very disappointed in the county hoops.
