Any thoughts on Baldwin Park? the good, the bad, the situation for a family of a soon-to-be-4-year-old?
we are debating over this or heathrow/markham woods area... |

I'm moving to Orlando in about 2 or 3 months ,I was at Orlando for 2 months checking some communities out...Baldwin park was one of my favorites ,but like yourself I have a kid and my wife didn't like the near communities of Baldwin to raise the kid ,its a little expensive but its very nice.
I'm in the search for a nice place that has good middle school and a little more space. I hope you find the right place ![]() |

I love Baldwin Park. I Wish I had bought there when it was still affordable. The houses sold for like 200k when first built and now run around 600k for the same house. People who are afraid of downtown talk bad about it, so get ready for that. But to me if you can afford it then do it. It's amazingly beautiful on the inside and it's safe. The only thing that's bad about it is that it's really far from any major road. The traffic to and from is pretty horrid. That said you have anything in the world you could want at your doorstep.
I don't know what the poster means by "near communities" because almost everything around it is $$$$$$$$ and nice. Winter Park, Colonial Town, etc. The only questionable place would be anything past 436 on 50 but that's about it. Everything is very nice. |

2 miles East is so close that it causes problems? Is it because of the school? I am not following how something 2 miles away is a bad thing around here. I live downtown where 6 blocks away people are murdered and I still haven't witnessed crime and people LIVE their lives.

I like Heathrow / Markham Woods subdivisions hands down over Baldwin Park. I don't like the commute from Heathrow to downtown Orlando, but in my opinion, there is no comparison between the two areas.
The Heathrow area has many multi-million dollar homes on large tracts of land, golf course communities, natural Wekiva river basin that stops further development, etc. that makes this area very attractive. Baldwin park has a "village" feel to it that some people go for, but the lots are small, and there are some run-down neighborhoods on Baldwin's east and south borders. |

Baldwin Park is nice, however, I recommend Audubon Park. I live in Audubon Park. It's a great neighborhood adjacent to Baldwin Park, but is much more affordable. It's zoned for the best schools in Orlando and is near all of the much needed amenities. It's a safe neighborhood with a great neighborhood watch system in place. A lot more families with small children are moving here, too. It's a relatively quiet neighborhood and the yards are spacious.
