Hello All,

We are relocating from the Panahandle (PCB) and in search of a nice area to raise a family with great schools(first priority) and easy access to retail stores. Proximity to the theme parks is irrelevant. In addition, how are the subdivisions just north of Hunters Creek (Deerfield, Peppermill). We have looked at Oviedo, but it seem a bit older in the areas we looked (I'm sure there are nice areas). Thanks for the input!

Hunters creek is a very good area to be in.

I'd lean towards Waterford because it's location is much better in my opinion to quality restaurants, culture and I think it has the edge in education as well. Definitely a better location for jobs as well.

Hunter's Creek is a great area with plenty of shops and restaurants around. Deerfield and Peppermill aren't so nice, avoid them. Same with South Chase. The elementary and middle schools in the area are A rated and have been for as long as I can remember, but the high schools they feed to - Cypress Creek and Freedom I can't comment on.


You are really getting the same type of community, just one is on the west side of town (HC) and the other is on the east (WL).

Do you (and perhaps a spouse) work? That might help narrow down a choice.

Honestly, both are mediocre places.
The better schools are in Dr Phillips / Horizons West and Seminole County.

Waterford is incredibly far east- and a significant toll road into the City of Orlando.
Hunters Creek is a bit out there on the South side, but a free ride into the city (OBT), albeit with bad traffic.

Yes we would be working nearby UCF, so the commute should be quick and easy. We considered Seminole County (Oviedo), but it just look a little more aged. As far as crime goes, how bad is it in Waterford lakes area? What streets/boundaries outlines Waterford lakes?

Although Oviedo is older, when it comes to schools HC and WL (although just south of Oviedo) don't compare, Oviedo is considered one of the top districts. Most of the better school districts in CFL are in the older more established areas. The only areas that may have better mix of new development and strong schools are Lake Nona and possibly the Winter Garden areas zoned for Olympia High School district. But if schools are your priority WL is above HC but neither is considered top tier in Central Florida.

I agree with the above. If education matters a lot, Oviedo beats WL or HC by a lot.

And lake Nona isn't that great. Oviedo is older and more established, better schools, more money to live in, but the schools and safety are the reasons. I am not a fan of Waterford lakes.

Exactly. Oviedo is also a mix of old and new. We don't have a ton of shopping and strip malls like Waterford. Which I like.
