Baldwin Park
just wanted to know more about this community. how are the schools, i know its like celebration .. does mean very high taxes. i can go up to 700,000 can that get me a nice size house( more than 2500) . im very curious about it .but no one really has any listings on the web ??? any help would be appreciated

Check out realtor.com....zip code 32814. You will see what Baldwin Park has to offer....you can find something 2000 square feet and up for around 425,000....the cheapest 2500 square foot house I saw was around 500K. Of course, these are asking prices....I'm sure they are negotiable.

Baldwin Park
Hi, don't believe my other POST went through so I am resubmitting. There are currently around 90 Single Family homes on the market in Baldwin Park in our MLS. To give you an idea of taxes one listing for $550,00 with 3100 sq ft htd/cooled 4 bedroom 3 and 1/2 bath the taxes were $7990 in 2007 (this was with Homestead Exemption). HOA fees run about $288.00 semi-annually. The schools I believe are still Winter Park High, Glenridge Middle and Audobaun Park Elementary. Moderator cut: link does not work

Hey there
Baldwin Park is a nice place and yes it is just like celebration. That price range will certainly find you something nice, however, i wanted to ask if you have actually been over there. The only reason i ask is if you havent, i find the area outside Baldwin park to be quite a rough area on East Colonial and there are only a couple of entrances in and out of the community. But once inside it is a nice area. I have worked in that area and there are quite a few properties which have been on the market for quite a while and have had several price reductions.

Actually the area around Baldwin Park has been getting better...you just have to contend with East Colonial since that's a commercial district. The upside, it's easy to get around Orlando from there -- straight shot down any of the state roads and access to the 408. Baldwin Park on it's own is absolutely lovely. Try to visit before you move though to get an idea of the access points.
