i did mine- simply roofs built to code = they give you a credit

Basically they are credits that show the house is protected against high winds, you get credits to show to the insurance company who should be able to discount your premium. That is a very simplified explanation.

Water heat is good, Roof is good, A/C should be changed to lower your energy bill, Plumbing I don't know enough to give comment

It is a special way of strapping down the roof that makes it less likely to blow off. The damage from wind is "mitigated" when they strap down the roof in a certain way. They will be required to take pictures of the special strapping and give it all to you to send to your insurance company, plus the insurance company usually sends someone to inspect the roof to make sure you do indeed have the special strapping.

Make sure you get insurance quotes and see if your home is actually even insurable. There will be many companies that will refuse to insure you regardless of any upgrades you do to the home solely based on its age. You might be left with Citizen's (the state of Florida insurer or last resort) or have to buy insurance on the Lloyds of London surplus lines market which is even more expensive. This is common in many parts of Florida.

Quick update on this. I ended up pulling out. Too many questions. Too many concerns. We did the inspection and it wasn't in terrible shape, but there was more than I wanted to deal with. The AC was 20 years old and had a lifetime of 18 years so that's a big if... and on top of that, they found some termites. I know every house has termites, but the inspector conveyed a feeling like this was a pretty good sized issue, that maybe the house would need to be tented. After all this, and how much i kept dreaming about BP, we decided just to go for it (assuming the reserves are in good order)

You won't go wrong with anything in Baldwin Park. I lived there 2004-12 before moving to The Villages.

Plumbing: make sure those pipes are NOT polybutylene. Stuff built in 90s was built with those pipes and they WILL fail. Not a question of if, but of when.
