We are thinking about buying a vacation home near Disney world. It is for investment and also our getting away from cold yearly.
We need your recommendation which community you would suggest.

How close to Disney? What about budget? And what are you looking for in a home? Urban? rural? Etc.

We went to some vacation home community last month. One is in Davenport. Another is Windsor Hills in Kissimmee.
We prefer private house. Our target price is less than $300K. We do not like too isolation. We prefer within 10 minute driving to shopping area.

My personal choice would be Four Corners. Specifically, this area:

It's not a vacation home community per say, but there are LOTS of people there who do the same as what you're planning to do. The homes are nice, and somewhat on the "cheaper" end for what you get.

I would recommend the newer areas of Windermere off of Winter Garden-Vineland Rd. It's in close proximity to Disney yet not in a commercialized area or one that primarily consists of vacation homes like Davenport does. Are you wanting to rent it out as a vacation renal when you are not there? This is very important as 99.9% of HOAs don't allow short-term rentals. However, there are entire communities with single family homes that allow short-term rentals as well as long-term rentals near Disney.

Orange County does not allow short term rentals (unless the owner stays in house while renting out a room).

The HOA docs will say whether it’s allowed or not. There are only a few that allow short term rentals such as airbnb etc. Four Corners has a few communities with homes that are designated for short term rentals. Most of them are sold with all their furniture etc as the current owners just rent them out through airbnb, vbro etc.
