Just a note, as we are from Philly, and some differences we have noticed in our home search (we have more or less relegated our wish for a larger lot, as our need is greater in other areas) is , we up north, tend to build our homes upward, two stories, and mine is three stories high. In Florida, you tend to be more sprawling...staying single story, and in some cases going to a second story, but not like we do...its a partial second story in alot of cases. There are some full second story homes...but my point is, that your actual home also takes up more of the physical lot space than we are used to up north here.....just something I noticed to add to the discussion.

And what folks are saying is true...if you want land, you will likely be going with a somewhat older home (10-15 year old home...not like we have...50-100 year old ones.) Newer homes have smaller lots in the price range we are looking at...similar to your range.

here is another point. while many want the larger lots they in fact come at premium prices, often if a lot backs up to a pond, or conservation lot you will have the effect of a massive lot without the expense. A consideration with Windermere is that the majority of it falls in districts other than Olympia and as a result have some lackluster attraction. the third best rated high schools in the area are Olympia, Dr. Phillips and Timber Creek which had tied for third at #97 of all the schools in the state. Oviedo and Winter Park were 1 and 2 ranked at 18 nad 37. This means all the others fall well below those. so Evaluate the district closely as it may not appear to be all that and a bag of chips. I regularly show Windermere and have for many years. as well as Winter Garden. While it can have an appeal it is simply not perfect for everyone. For those in the upper income brackets Dr. Phillips has much to offer. Some parts of Windermere excell while others rely on name association more than convenience, quality and ammenities. It is simply an area to be well informed about. For this OP there are several better choices.

Schools should be your priority because many in the Orlando area are horrible. The best public schools would be Dr. Phillips High School and Olympia High School. These areas are very nice as well, centrally located, nice shops, nice people etc. We looked at many different areas of Orlando and chose Dr. Phillips and did not regret the choice at all. We have our old house for sale, but are asking $750,000.
