I recently purchased 7 acres of land that has been perc approved for a sand mound. There are two sites that have been marked. I don't plan on doing anything with the land for 5 or so years so I am going to let a guy I know farm the land to keep it maintained. My realtor told me that if he farms over the perc tests that I will have to pay several thousands to get it to perc again because he would disturb the soil. I haven't been able to find a good definition of "disturbing the soil" when it comes to perc tests. Other people that I have talked to said that the farming shouldn't affect the perc tests. Unfortunately the farmer is coming today to brush hog the land and the municipal building is closed. At this point, I'm leaning towards playing it safe and staking the sites off to keep the farmer away from them. So here are some questions.

How long are the perc tests good for?
Would the perc sites be ruined if they are farmed over?

I live in central PA.

Check out the definition of "undisturbed soil" here: 025 Pa. Code §*73.1.*Definitions. And how that defined term "undisturbed soil" is used in the context of site investigations for onlot disposal systems: 025 Pa. Code §*73.14.*Site investigation.

It's very common in much of PA for ag fields to be tested and then remain ag fields for some time. Land clearing for fields might be debatable if it's really grown back to shrubs or trees as to whether that's an "agricultural operation" that does not disturb the soil, most conservation districts regard grubbing as earth disturbance so it might be an open question as to whether an SEO would.

I have not heard of probe and perc tests expiring, I've obtained permits for sites where such data is several years old. But whenever they change the regulations then it would have to be done again.
