Please give me an idea what Home Owner's Insurance would cost on a 250K house in the greater Pensacola area. Full coverage. Fire, Storms, ext. I know flood insurance would be separate thru the Federal Government.

Many thanks..

With no details on the house or specific area, best guess would be $1500-$2500.

New/Newer homes are gonna have much different price (lower insurance cost) by a lot because they have the latest greatest hurricane updates. Also a hipped roof versus having gables will reduce your cost. There is no way to give ballpark estimates without these kinds of information tidbits. Sorry about that...

Many thanks to both of you for giving me input/ideas. I was unaware of construction updates.

Default Maybe use Trulia

I am very serious about moving to Pensacola and have been using the website Trulia to search for home and the listings give insurance and tax costs. Hopefully it is somewhat accurate.

The one thing you're going to find as I did is that many of the mainstream insurance carriers will not cover you. Some have created partnerships between themselves and some other companies that will insure you but your rates will vary depending on how close the home is to the hurricane evacuation zones. If you do find an insurance carrier that will cover you it would be a wise thing to check their rating on AM BEST A.M. Best's Consumer Insurance Information Center. My mortgage company told me that they would accept nothing less than an "A" rating and many companies I checked didn't meet that standard.
