When I moved to Atlanta as a single person I had no job, $340k in the bank, and a rental cash flow of $75k a year. One landlord told me it wasn't good enough, he'd rather rent to a family of 4 where the husband was earning $60k a year in a w2 job. But he was willing to rent to me if I paid a year of rent in advance. I asked him why when I had cash assets and he told me after I moved in I could go out and spend it all the next day. I told him his family of 4 could suffer job loss and stop paying rent just as easily.
In the end I told him to stick it and he was an idiot, from one landlord to another.
I did find a place, but i will say it's a bit more challenging.

Our income is from investments and we had no trouble renting in a 55+ community. We provided copies of our tax return and credit report. If you are interested in leasing in a 55+ retirement resort community, you should have no problems having alternate income verifications accepted; its not unusual for retirees.

Landlords are kinda like monarchs; they have an inherent right to be idiots and jerks.

I'm a landlord.

I probably would rent to you if you agreed to automatic electronic payment of rent on the 1st day of each month, and if you provided me with a current credit report.

If I were you, I would offer electronic payment and provide credit report along with your rental application. Credit Karma report will be good enough.

In this case I would agree with you. I also know landlords that are greedy uncaring people. I am a landlord and always tried to treat people like I would like to be treated. Just seems like the world is better that way. Other landlords I know are the same, but I know there's some really bad landlords that perpetuate the bad stereotype of a slumlord.
