I have a house that I'm looking to sell later this year, maybe listing around July/August, in the Norristown area (on the Plymouth Meeting border, near the "good parts" by Sandy Hill Road).

Before hiring a Real Estate agent, does anyone have any good recommendations for where to solicit/list my property to minimize costs? The market is still down in Norristown, so I'm doing the best that I can to recoup some of the money I put into it, so that my family and I can buy (currently renting) something where we live now (no longer in the area).

As, I don't live in the area anymore, I currently have tenants in the house to help with the mortgage payments. Their lease is up in the 3rd quarter, so I'd be managing this listing/sale from a distance until I needed to engage a Real Estate agent.

Any information, input or suggestions as to the best way to market my house and minimize costs, will be greatly appreciated.

First, make sure you price it properly by studying the recently sold comps in your area. Don't make the mistake of over pricing it to leave lots of room for negotiation. You end up hurting yourself in most cases by increasing the time your home sits unsold and also by eligible buyers passing over your property thinking it's out of their price range when in fact it may not be.

There is a website called forsalebyowner.com that you may want to check out. I can't vouch for how effective it is, but it must work for some people or it wouldn't exist.

Thanks!! We have an idea of pricing, based on comps and current sales prices. We will certainly take a look at the link provided.
