So i moved to other state and let people rent my old house 2nd and 3rd floors. The lease was in 2019 and expired in 2020. They still living there and pay monthly. Everything is good , now they want to rent the whole house and the rent will be increase from $1150 to $1650. I still keep their old security deposit and last month of rent , total is $2300. For the new lease i want to write security deposit and last month of rent for $1650( $3300) . My question is should i tell them to pay $1000 different on the lease and mentioned carry on of $$2300( old security deposit and last month of rent) and out on the new lease. Or should i close the old lease and return the security and last month of rent for them. And then send them the new lease and tel them to pay all at once. Thank you!

Old lease: security deposit :$1150
Last month of rent: $1150




New lease: security deposit : $1,650
Last month if rent: $1,650

So i need them to pay the $1000 different on new lease . Hope it makes sense. What should i do to make it easy and less complicated for both side.

I just moved from a $500/month apartment to an $875/month one under the same landlord. He just asked me to pay the $750 difference and hung onto my original deposit and rent.

This should be a no-brainer, given that no one's moving at all. Issue a new lease with the new terms, but just state on it that they will need to pay the additional security and last month's rent over the amount already held in escrow.

Edited to add: My landlord is also allowing me to pay the difference in monthly installments. Up to you whether or not to offer that as an option to your tenants.
