My wife and I are going to be looking for a house soon (mid-fall) And we were wondering where to look in northern MontCo. I currently work in Reading and she is in KoP. My job may take me to Philly at some point but I don't mind a commute.... We want to live in a rural area (no cities or at east in the city) under $200k and ideas would be helpful. I'm not originally from the area so I don't know much.

Montgomery County? This post was originally posted in the Lehigh Valley forum, which is about an hour North of Montgomery County. There are no rural areas in Montgomery county.

Just checked the AVERAGE home price in Montgomery County - http://www.city-data.com/county/Mont...County-PA.html and it's over $200,000. For a more rural area and lower prices your best bet is always going to be to look West of the Philadelphia suburbs. When my husband worked in King of Prussia, we lived in Downingtown. Actually, we did live in Jeffersonville (close to Norristown) for a year too, but I wouldn't recommend that.

It's not the "rural area" that's stumping me -- there's plenty of that where you're looking -- it's the "under $200,000". The northwestern part of Montgomery County would probably be a happy medium; around Pottstown, and Pottsgrove, Limerick, Frederick, even Upper Providence townships.

The areas around Spring City and Phoenixville, and Coventry townships, across the river in Chester County might have something that interests you as well.

You'd likely be getting a smaller house that might not be cosmetically perfect, but there are houses out there in your price range.

Sure there are. Pottsgrove, Frederick, Hanover, Salford Townships. Even Limerick and Skippack Townships have areas that are not developed.

thanks for the areas...by "rural" I don't mean all farm land or anything just houses that aren't on top of each other....something like 3/4 acre or more of land....

I've checked site like realtor.com and found plenty of houses in various conditions...cosmetic work doesn't bother me...just looking for some areas I may have missed....thanks

Sorry, my definition of rural includes farmland. I guess I usually think of Montgomeryville, where I shop, and Jeffersonville/Norristown, where we lived and neither seem anything like rural. But, you all are right, Skippack and the rest do have some not-so-populated areas.

There are any number of places along the 422 corridor that would probably suit your "rural" feel and be convenient for both your current commutes. BUT, I too am not sure whether what you're looking for (house with 3/4-acre of land) can be had for less than 200K in Montgomery County....

Yes there can be homes to be found for approximately that price. Schwenksville, Limerick and Royersford are possibilities.
