Default How big a difference is there really? West Chester VS Unionville Chadds Ford Schools

Hi. We're moving to either West Chester or Chadds Ford. Schools are a top concern and I've been to all of the school ranking sites that I've seen mentioned on this site. While UCFSD is always ranked higher, I'm assuming that at least some of that has to do with the lack of affordable housing in that school district compared with the West Chester school district.

I'm trying to figure out - How big of a difference is there really between the quality of the education available in these two school districts? Is a large part of the higher test scores at UCFSD simply a result of it being a more affluent area?
