There are PLENTY of homes for sale in Newtown and Yardley that are in the 300's-400's right now. Also, the OP said she wanted to be within 50 miles of Univ City... Yardley and Newtown are about 35 miles, so that was within her original request which is why I suggested them. I personally would take the less congested feel of bucks over delaware/chester county areas anyday.

Thanks, everyone!
My husband and I are working at around 34th & Walnut. But we probably cannot take public transportation , because we will have to pick up our one-year old daughter from daycare and drive her home everyday.

Right now, we found several affordable houses in wallingford. What is the traffic like from wallingford to Philadelphia in the morning between 6:30AM and 7:30AM?

The state tax of NJ is a bit too high for us. But we will also consider it as an option.

Wallingford is a good choice.

If you're leaving the house at 6:30? The drive will take you about 35 minutes. Add another 10 minutes for parking and walking to your office. If you're dropping your kid off at daycare near your house and not hitting the road 'til 7am . . . the drive will be more like 45 minutes to an hour. I used to drive part of that route up to Jenkintown every morning. I would leave at 7:30 and it would usually take me a half hour just to get past Market St. . . . and I was leaving from the airport.

The Blue Route, the connecting stretch of I-95 - and the Platt Bridge - and the Schuylkill Expressway can be notoriously slow during rush "hour". Your alternate routes are usually worse.

Wallingford R3 at 6:43 gets to U. City at 7:12. The 7:17 express gets in at 7:38. The walk to your place of biz should take you about 6 or 7 minutes.

Free free to post a list of singles in Newtown going for 200-300k.

The state tax, or the property tax?

Philadelphia Wage tax + PA state income tax is greater than the balance of NJ state tax you would owe less the amount of Philly wage tax you can write off.

My husband leaves for Penn every morning between 6 and 6:30 from Wallingford. Commute is not bad at all. Less than 1/2 hour. Rush hour starts getting bad, I find, around 7:30. Even if you do not plan to take public transportation, living within walking distance of the R-3 line, which drops off at Penn, increases your commuting options. There are a lot of Penn employees who do make the train work. Trinity Daycare in Swarthmore is an option near the train station. If you choose Trinity, get on the wait list now!
The municipality Rutledge is in Wallingford-Swarthmore School District, and house values are a bit kinder there. The walk to the Morton train station is doable in good weather but could be hard if you are rushed. Good luck.
