I made the leap on a SFR, on a beautiful 7000 SF+ lot. It's a cash deal, so no smoke and mirrors. I will let you in on all the details, as it unfolds. Very small house, very good location. Real cheap. My fifth property in Arizona, second SFR, but first in Phoenix. This will be the second that I currently own. So with the proceeds from my 47,500 HUD home I purchased in 2001, and sold in 2005, I have bought a townhouse, and a house, and have 15,000 left over. Buying in Thailand for 23,500 in 2006 was the best financial move that I have ever made, primarily because I had held no real estate in the US for the crash.

Update, I just signed the HUD=1 documents from the Title Company. They must have really cracked down on the Title Cos., because I am getting off soooo light. Paying about 13 cents on the Dollar from its 2007 listing price.

Good for you on getting a good deal, but I must be misunderstanding or missing something. What does the Title Company have to do with the listing price other than recording the data on the paperwork?

I should have started a new paragraph. It does not have anything to do with the discount, but that should be common knowledge.
