Hey all,

Finally I choose to buy a house in laveen coz of its proximity to downtown, tempe, ahwatukee. I have two homes in mind.

1)27th to 35th ave & baseline-courtland homes - 2750 sqft - 5500 sq ft lot - 260,000 including upgrades(basic carpet and vinyl in kitchen, getting it upgrade outside)-
60$ HOA /month.

2)47th ave & baseline-k hovanian homes - 2600 sqft - 4700 sq ft lot - 230,000
including upgrades(basic carpet and tile in kitchen, getting it update outside)-
131$ HOA/month (HOA maintains front yard).


k hovanian homes neighbourhood is better than courtland homes. And has more upgrades than courtlandhomes, but the only thing bothers me is HOA fees and backyard. K HOV backyard is smaller compared to courtland. Swimming pool can easily fit in courtland not in K HOV. But there is large difference in price, options and area. And I feel K HOV are better builders than
courtland.

I feel I can compromise on smaller backyard, may be I can buy a spa in future .But I am worried how difficult it would be in resale point of view .

Any views???? courtland or k hov?

#2 has a very small piece of land for 2600 sf (well, so does #1, but that's AZ living for ya! ). Plus, a high HOA, even if the front yard is included. What else does it cover, a community pool or center?

I'd choose whichever one I liked the best, I guess.

Do you already live in the Valley? Those areas are in no way proximate to Tempe or Ahwatukee. IMHO those are terrible neighborhoods.

11.7 mi – about 25 mins (ahwatukee-work-51st st, elliot).
13.5 mi – about 31 mins (asu -tempe-college).

Why dont you come up with new homes with better proximity to prove your point other than laveen..

Looking at the appreciation rates below...85041-shady neighbourhood and gilbert, chandler-great neighbourhood ...I see people living in shady neighbourhood made lot of appreciation in their homes than people living in gilbert or chandler.

85041 gilbert.

1 year -- 5.7% -8.0%
5 years -- 146.7% 89.3%
10 years -- 322.9% 145.4%

I think 85041 people must be laughing their a$$ off @gilbert, chandler...

I built & live in a KB Community - My family loves this house. PLUS we have investment properties in TEXAS all KB Homes.

If you MUST have a new home, there are new homes in Ahwatukee and Chandler that would be a far easier commute. Why would you insist on a new home, anyway? A new home in a lousy neighborhood isn't nearly as shiny. You will see the value of location when they are shooting outside your house, they find dead bodies on your block, and you kids go to school with a bunch of gang bangers.
