Does anyone have any experience living in this area, particularly the south east block of Ray and Arrowhead? I checked the crime rates and they don't look great compared to the block west of Arrowhead, but the south east part is an older, non-HOA community... But the community still looks really nice, at least a few streets do.

I can't imagine that the crime rate is that high anywhere in that area. I used to spend a fair amount of time there visiting relatives, but that was several years ago. I still drive by faiirly often. It's a nice area, as you observed.

I have lived in the Dobson/ Chandler Blvd area for over 6 years which is very close to Dobson/Ray, it is a very nice area, no crime to speak of.

That is where the original Pita Jungle is and I still go to that area from time to time. It used to be a really posh area right on the water there. With sprawl, that area has kinda lost it's upscale aspect and is now a nice to average neighborhood. I wouldn't feel unsafe there at all. It's perfectly fine.

Which part is 1.5 miles West of a pretty bad area? Pita Jungle? The area I am talking about is about 0.5 miles East of Pita jungle. There's an apartment complex East of Pita Jungle and right across the street that complex (across Arrowhead) it's a non-HOA community, clearly older than the nicer looking neighborhoods (as the houses have an older feel, not necessarily that they aren't maintained). That housing community is the one I am referring to.
Here's a map:

There's the Megan St, Shannon, Dublin, Linda. Those look nice. Further south you get into some really old apartment looking places, but I think they are tiny townhomes.

I can tell you anything you'd want to know about Andersen Springs. On my 2nd house here. Been here since the subdivision pretty much got started over 21 years ago. Your area of interest is not Andersen Springs, older homes, non-HOA.

There is a lot of vehicle traffic up and down Arrowhead due to the apartments south of Ivanhoe. I walk the area during the day and feel safe. I recommend you check out the area Friday or Saturday night and make your own judgement.

That's true but it's also a 0.5 mile east of a Whole Foods

That's a great idea, we were planning on it.
