I just went and tore through the safe as I thought the inspection binder would be with the closing documents but it was not in there. My wife must have filed it away in a box somewhere. I'll look online and see if I can find his name.

We are in the process of building a home in STV, but are not out there to be able to do the inspections along the way, so we hired one. So far he has been very helpful to us. If you'd like his name/contact info, send me a private message and I'll get it for you.

HX_Guy,

Sorry, searched and searched and can't find the guy that did mine. I would recognize his name if I seen it but not seeing anything. He was from New York originally and had a heavy New York accent. I had mine done at the end of the boom so he very well could have went out of business by now.

Have you looked on Angies List or Kudzu?

I had an inspector come out today and unfortunately, or fortunately I guess, they didn't really find much. Some cracks around the exterior stucco, cracks inside by the windows (both which he said are very typical but the builder should fix) and a broken corner cap roof tile. That's it. It's good that they didn't find anything but at the same time I could have seen those myself.

Lol, that's good news I guess. Do you feel he did a good inspection? Was he up in the attic, on the roof, taking apart the water heater and air conditioners, etc.? Ours had a machine that took infared pictures of every wall and ceiling in our house and showed every hotspot that was missing insulation. He measured each vent pipe on the roof to make sure they were up to code and looked at how each of them was covered in roof tiles to make sure there were no small gaps where water can get in, etc.

If you feel he was thorough and still didn't find anything then I would consider that money well spent for the piece of mind it will provide.

Yeah, I think he did a good job. He was up in the attic (told me that the guys who installed the radiant barrier trampled our insulation a little which isn't ideal but shouldn't be a big deal), was up on roof...I didn't follow him around but he was here for a couple hours. He did have one of those infrared things as well and said everything looked good, the only places there were hotspots were where walls joined with ceilings which he said is normal. I guess Pulte did an ok job. And yeah, the peace of mind is good, would have always wondered.

That's actually a very reasonable price. The certified inspectors we called were from $350.00 and up. That was for a written detailed report.
