There's a thoughtful and good article on Phoenix RE market over at the excellent Calculated Risk blog: Calculated Risk: Phoenix Real Estate in April: Sales down 12%, Cash Sales down 33%, Inventory up 49%

Never mind the useless comments there as usual. The gist is that inventory is up by a lot since last year and price gains will be slow if any. The graph in the post about median household income vs home and rent price indices is what really concerns me. While incomes fall substantially, housing costs go up. This divergence cannot go on forever, particularly as interest rates can hardly go down any more. Unless we get our incomes up across the board and not only for the top 1% our housing market will stay down. I hope the graph comes out right:
