Hello everyone I just recently purchased a home in Goodyear and I would like to have some work done to the backyard IE;a in ground pool, fire pit and a gazebo. Can anyone give me a general idea how much for a pool or even refer a back yard specialist?

Pool can really depend on how crazy you go with the finishes/features...like plaster vs PebbleTec vs PebbleSheen...water features...pop-up cleaners vs creepy crawler...chroline vs salt water and so on.

I think for a basic play pool you're probably looking starting around $22k or so.

And that's why we advise people to buy a house with the pool already in. It doesn't add nearly the amount to the purchase price or the appraised value that it costs to put in. HX is right, the prices can vary widely depending on what you want and all the "extras". Good luck!

Well I was in your shoes two years ago every time we put an offer on a house with a pool in the summer there were multiple bids to contend with so we bought a house without a pool for a good price and decided to put a pool in - and that was the best choice because we got to do what we wanted to do - no surprises with issues of an existing pool etc etc. We shopped around and ultimately used Caribbean Pools. We were able to finance the project through Credit Union West and we're very happy with the outcome. Whoever you go with - make sure they include "hitting rock" after they give you the estimate - because 9/10 they'll find hard rock and will have to bring in the big machines to drill through the rock (2day delay only and $2500 additional for us). Take into account that those trucks digging will ruin your lawn and any sprinkler system you have there - so hopefully they don't have to trudge back/forth over your backyard.

One suggestion I can offer is to talk with several pool companies before you decide. If you have never done a pool before, it is an education. Pools are surprisingly simple creatures that pool companies make complex. Once you have spoken with a couple of companies you will have learned enough not to over pay. It gets less scary after you learn a little.

Get quotes from a lot of companies. We dealt with 1 that would give us quotes with packages - you got all these options, and quite honestly, they were options we didn't want/need. We finally went with California Pools who did what we wanted to do. The 1 in particular would not quote us for just what we wanted - we had to do the full package of each section and that cost was about $11,000 more than what we ended up with.

Buying a house with a pool is a good idea, economically... but depending on your luck, you may be in for a very rude surprise. Someone I know bought a really nice house with pool (600K+) in Gilbert. The pool was well maintained and looked great. Then came problems, one by one.

Water chemistry was bad (fixable), multiple leaks that the owner didn't "know" since he had an auto leveler, corroded heat pump, travertine deck didn't drain properly and had puddles standing everywhere, rust patches in the pebble finish that was somehow masked till a couple of months after purchase, slight electric shock (tongue tingles when dipped in pool) when pump is running, etc etc.

I would rather pay to build a pool with my design and technologies that I want. That way, I can keep an eye on the builder and also have warranty if issues crop up in the first year.
