Most all HOA's can increase your dues by 10%, its written in your CC&R's / Bylaws.
That doesn't mean they have to.

My HOA fee is $500 a month. No amenities.

But we took a ten year loan for infrastructure repairs $135 a mont

Insurance is $125 a month

We had an issue with arrears and raised the maint 100 a month to cover the folks not paying.

Legal fees are like like $30 bucks a month while we sue folks no paying

Management fees are like $30 bucks a month

so we are up to $420 a month.

Then we get folks who go I dont see why it costs $500 a month to move lawn, clean gutters and paint trim once in a while.

The loan is almost up, the arrears issue is almost resolved as 100% of folks now pay and are working down balances and legal fees will fall.

But in a small complex with low maint and little reserves like our used to have it just takes a major repair at same time condo market colaspes to have maint spike.

It went from $250 to $500 in just 24 months.

Sandyjet posts in Long Island and New York City so I'm pretty sure it's not in Chandler and has no relevance to the question asked.
