Hey guys! I MAY be deciding to move to the Phoenix area rather soon but I wanted to know whether I should purchase an older home (before 1995) or a new home. I have certain concerns about an older home.

1. I am worry about asbestos. I am from California so older homes had it. I don't know the building requirements were during that time in AZ but it's a legitimate concern I have.

2. My electric bill. I know where I'm located, newer homes are more energy efficient. There's a big price gap between a new home's electric bill and an older home's electric bill. (given the same size SQFT)


My main concern about a newer home is that I don't like the idea of a HOA. I never had one and they're not common where I'm at.

If I decide to purchase an older home, would you think solar panels would be a good option? If some of your guys' bills are $300+ during the summer time, then that scares me. My summer electric bill never surpassed $150 during a summer month and I had a 2900SQFT home. (and it gets hot where I live) Any insight would be helpful.
