Hi,

I am moving to Surprise and wanted to know if anyone has any ideas on a very family oriented subdivision in Surprise for around 225K?

Surprise is in general very family oriented. The culture is a cross between some retirees, some working class Hispanics, a lot of military families, and some families from California who bought a huge house for little money.

The opposite of your question would be harder to answer.

At 225 what you should be focused on is the schools within the Dysart school district (the quality varies heavily).

Marley Park is the best elementary school in Surprise, hands down. Can't chime in on high schools. Getting into MP may be difficult at your price point, unless you can get a variance.

When looking at schools in Surprise, remember that we have open enrollment (so you can apply to attend a public school other than the school your home is districted for) and many of the best schools here are charter schools so they may be close to your home but have a waiting list. For example, I live in Marley Park community (which is sadly above your price range) and both the best rated elementary school in town, Marley Park Elementary, as well as Legacy Charter School are in our neighborhood. There are lots of students who live in Rancho Gabriela (which is the Neighborhood next door) and some who live all the way on the other side of town, who attend MP Elementary. Legacy always has a waiting list and, in fact, just did a big expansion; before that there were 1,000 names on the waiting list! Some of the best rated elementary schools in Surprise are (in addition to the two I already mentioned above) Cimmaron Springs, PEC (Paradise Education Center), Imagine Rosefield, and Canyon Ridge. Rancho Gabriella Elementary and Arizona Charter I would rank slightly below the ones above but they are good, solid schools. When house shopping always verify the information in a real estate listing as to what the distracted school is (it’s not always the one closest geographically) and check for near by charter schools (and call and check their waiting lists).

From the very bottom of the bust (summer of 2011), everything went up at least $140K in Marley Park. There are some models that advertise at $250K (1500 square foot). But add $30 a square foot to get it to the point of acceptable.

So you are right, $225K is 75K too low in the current RE climate. It could be worse, we recently looked at DC Ranch (cut, paste, repeat the Marley Park concept as it was the same DMB developer). It's almost triple the price.

Easier to list the non family neighborhoods in Surprise. Sun City Grand/West, Sun Village, and not 100% sure on Coyote Lakes
