303 is coming along nicely, large sections are open and moving along pretty good.
With that being the case what do you think will happen with the west valley?
Housing boom again? Business boom? Nothing?

It will fill in with mixed use ....... Will most likely help kick start Prasada in Surprise, Goodyear is trying to utilize the area near I-10 & 303 as a commercial district and was having some success prior to construction and housing will also continue to develop nearby ...... Another good roadway project that will take a while, but is nice in it's part is the Northern Parkway ..... when that is fully completed from the 303 to 101 it will provide some better access as well

Since land is running out in the SE valley in Gilbert, Queen Creek, and on through San Tan Valley (Eastmark area still has some but it's all DMB controlled) the area around the 303 will be the next big development frontier. Surprise, Peoria, and Goodyear will feel the most profound impacts of course, but there will be a benefit to all of the West Valley as amenities get built (major lifestyle centers, employment centers, etc) and now that some traffic will be relieved on the 101 and certain arterials.

It will be much easier for me to get to Lake Pleasant. That is most important. Development will accelerate for sure. That is the pattern in the valley. 101 is a bit of an exception on the southern end which still has vast stretches of nothing but ag years after it opened, but the problem there is that it is too close to ghetto. The Surprise-Goodyear corridor is pristine in that respect. I think that Estella Falls will get the kick it needs to get underway because of the 303 as well.

I'm going with nothing special. Nice road and Northern will be a great connection when done, but I would bet nothing but more national chain retail moves in. I hope I am wrong but I don't see any real economic driving force.
