Always offer less that what is being asked. 10% is not out of the question either. Luckily we bought at the very end of the final phase, and we got $100,000 off of our home. Some people are prideful with their asking price, others are quite desperate. Find the latter.! Good luck to you.

100,000 off? They had no choice than to give you that. I doubt they could have sold it for 100,000 more in that market. You sound like you ok though.
