Higley high school has been a great school too. Not too big, not too small. We were in the same position that you are currently in. Luckily my husband worked here for 3 months before we bought, so he had somewhat of an idea of where he wanted to be in relation to his drive to Chandler. We also did a lot of research at Greatschools.net. It was really this forum that helped a lot too, and TONS of research on the internet about cities. We also got a good realtor. My husbands company also paid for the realtor and our closing costs. You asked what else you could negotiate? PRICE.! Always offer less that what is being asked. 10% is not out of the question either. Luckily we bought at the very end of the final phase, and we got $100,000 off of our home. Some people are prideful with their asking price, others are quite desperate. Find the latter.! Good luck to you.

100,000 off? They had no choice than to give you that. I doubt they could have sold it for 100,000 more in that market. You sound like you ok though.
