I guess this may be a little more good news (yes I believe there has been OTHER good news about our local housing market lately). Q3 Foreclosure filings as detailed by RealtyTrac. PHX isnt even in the top 10 metro areas, and the accompanying article with this little slide show doesnt even MENTION Phoenix as a hot bed.

I have been watching down here in CG and the level of homes in some part of the foreclosure process (pre foreclosure, auction etc..) has been SLOWLY decreasing over the last few months.

Anyway, interpret as you deem fit:

That and a rise in Real Estate Prices. The spooky part is that there are still a lot of empties out there but they aren't listed

The news today was rather surprising - smallest new home inventory since 1982 (the last big recession). Combine that with the dearth of foreclosures, and a high liklihood the tax credit will be back but with a closeout incentive and we could end up with a low end housing shortage in a few months.
