As a side note, my realtor who is also my friend was telling me about this deal he was having trouble with. The buyer figured out at the last minute that there was an HOA transfer fee and refused to pay it. She demanded the bank pay it (lender owned repo house) even though she's getting a screaming deal.
She pushed so hard that her closing was delayed for about 2 weeks but the bank finally caved and payed it.
Sounds like a win right? Well, the fee we're talking about was $100.00
and to top it off when the original close day came she had her stuff loaded on a rental truck where she expected to move it into the house. Well the bank said "no-no" you don't own it until it closes so her stuff sat in that rental truck (that SHE had to pay for) for over a week.
So, she won the battle over $100 but paid for over a week of a truck sitting in the driveway of her "new" house.....

and to top it off when the original close day came she had her stuff loaded on a rental truck where she expected to move it into the house. Well the bank said "no-no" you don't own it until it closes so her stuff sat in that rental truck (that SHE had to pay for) for over a week.
