Lovely FEMA, bless their cold, black hearts, decided to put many homes on my street in a Flood Zone A with their newly revised and published NFIP flood maps. Granted, there is no stream where the flood zone is located, just my street and of course, there was no detailed studies completed to determine what the Base Flood Elevation was for this Zone A, just some GIS ******* in some office in VA or Philly decided to draw some lines on a topo map.

And of course, it is up to the homeowner to pay upwards of $1000 to $1500 to get a surveyor to complete an Elevation Certificate and determine the BFE's for the lot so FEMA can correct their incomplete and completely incorrect maps.

Anyways, anyone know a surveyor that does this work or worked with one in the past for something similar and secondly, has anyone been put into a flood zone and determined what the approx. hit on home value was?

I do know my home owner's insurace will likely double without getting an elevation certificate.

The pisser is, my area has had two 500 year flood events (over 4" of rain in less than one hour) and my house has never been close to being flooded and the BFE is supposed to be based on 100 year flood events (1%).
