A related point -

I just noticed that with the new feeder patterns proposed by Pittsburgh Public Schools late last year, the portion of East Liberty I mentioned below Penn Circle will now be in Colfax for K-8, and Alderdice for High School.

Shadyside was also moved, of course. I wonder if that will cut down on demand for the magnet system in the East End?

What do they plan to do with the circle itself.
I've always hated it.

The biggest loss to the area, IMO, was the original Carnegie Library.
It was just as beautiful as the Homewood Library.
I practically lived there as a child.
It was across from the original Original Hot Dogs.

I'm excited to finally see this block turned into something. But:

Quote:
Gregg Perelman, a Walnut Capital principal, said the apartment units should be ready by June 2013. The one-bedroom units will start at $1,100 a month.
Ugh. Yes, perfect for attracting "young professionals and graduate students".

At $1,100/month?
I rent a 3 bedroom house in Swisshelm Park for less than that.

They are well into the process of converting it back to two-way streets.

Graduate students, probably not so much. But young professionals will be all over it. I agree that it's very high, but a 30 year old guy making 60K could easily afford to pay that. And if he has migrated from someplace like NYC or DC, he'll even think he's getting a deal.

I have no doubt that is "market rate" for new apartment units in that location. You're going to have a great view, and an East Busway stop (and numerous other bus options) and all the various shopping and dining locations a short walk away.

I assume they want to get into the market of catering to CMU students and recent grads. I've known of parents who buy their children condos in Shadyside while they go to school there, so there's clearly a contingent for whom money is no issue.

$1,100 is actually somewhat cheap (or at least less expensive) when compared to some of the other large buildings in the East End. It's all about location and amenities, after all, and the Highland Building will have both.

Seems very high to me. The thing I always loved most about Pittsburgh was its affordability. It's not going to be a cheap city much longer.
