Anyway, we have a typical suburban house and we were hoping to add on to the back. Nothing fancy basically a two car garage in the basement and a couple of rooms above. No kitchen or bath. Thinking 30 x 24 feet. So total of 720 Square feet of living space on the main floor above a two car garage. It seems as if the general rule of thumb is to price something by the cost per square foot. My question is am I adding on 720 square feet or 1440 square feet?

Any thoughts on the cost per square foot for an addition in Pittsburgh?

You're adding on 720 square feet. The basement isn't part of the square feet. It's part of the foundation of the 720 square feet.

I can't help you with the price per square foot. The last person who did this was my BIL last year, but he did most of the work himself and basically only hired someone to build the foundation.

GoodJules will know the cost per square foot for this region. I'm absolutely certain of it. If she doesn't see this thread, send her a DM.

frame or brick? I'm guessing automatic garage doors? Will you get a general contractor to handle everything? Any unusual/expensive windows or anything?

To many ? For a close guess. The price per foot will go down for second floor. Foundations are expensive.

100k is too high for no bathroom or kitchen. He didn't say he wants the highest end finishes either.

But he will need:

separate hvac system unless those rooms will be unconditioned
new electric sub panel and wiring
roof and gutters
lots of concrete
garage doors
insulation - extra in the garage to keep the room above at a decent temperature
windows
siding or brick exterior
excavation
footer & foundation
framing
engineer or architect's plans
flooring, walls, paint, doors, trim
light fixtures
garage doors
strip lights in the garage

it all adds up. I'm still sticking with 100k unless it is an upscale shed on top of a carport.

I just priced a 24x30 detached garage with loft no plumbing or electric 60 grand, i was low bidder.
