Does anybody know Forbes Management? How are they? They have few attractive listings in Morningside area. Townhouses for around 700-800. What's the catch? Bad area? Will have troubles later on? Can somebody recommend reliable landlord, please. Thanks for looking

I'm not familiar with Forbes Management, but 800 for a townhouse in Morningside is actually a tad bit on the high end.

So, there's no catch if you're basing your suspicion soley on price. Maybe you're coming from a more expensive area of the country.

Morningside is a fantastic family oriented city neighborhood with middle class residents. It's definitely NOT a bad area.

Forbes Management has a relatively decent reputation for a big management company--"relatively" meaning you will still find lots of people complaining about them not being adequately responsive, being too pushy on renewals, nickel-and-diming on security deposits, and so forth.

Anyway, I think I am looking at the townhouses in question, and they look fine to me. Morningside is a quiet little neighborhood--not ritzy, but not bad. I do agree those places might be a little overpriced, but that is another standard thing with the big management companies (their rents tend to be a little higher than what I would consider to be the regular market rate).

Yeah, Albany, NY. $ 890 for one BR. And it is good here.

When I rented, I prefered to rent off of independent landlords, not big mangement companies.

There's more room to negotiate when dealing with the little guy. And they tend to stay out of your business as long as you're paying your rent.

I've never been big on planned communites. I wouldn't last 24 hours in an HOA. Maybe that's why I don't like large property management companies.

As a result, I won't be able to help you with property management companies, but I'll be glad to help you with any questions you have about neighborhoods, etc.

The one big advantage to the decent property management companies is they have a lot of properties which are searchable online, and they tend to have at least some quality control. I agree there are disadvantages as well, including price, but for people coming from out of town who may not have the ability to do an extended local search, I think the better property management companies are a decent option for a first place.

Anyway, in addition to Forbes and Mozart, you can try Walnut Capital and Franklin West.

Yeah, I thought I heard bad things about Mozart too.

I recommend doing a forum search for those apartment management names and see what other people have said about them.
