...and puts it up on that building, snaps a few photos for the internet, then takes down the sign and runs like hell before the residents get him for the crime of telling the truth.

Now they say it's all the fault of their management company, who made up the new no-guns rule and wrote it into the CCRs without telling them, the owners.
Probably not a good business decision, but it is perfectly legal.
Sure. You can argue that the apartment manager can ban any legal product they like by that arguement. Lets say your apartment manager happens to have family that works at Google. He can add a clause into your rental contract that you can't have any Apple products. Or no rap or hip-hop music CDs. It might be legal...but not real sensible.
