I agree, we started out married, young, no money. I saved every paycheck so we could put down 20% (then required) on the cheapest house in the area...it was a dog. We worked on it ourselves, every weekend. Yes there was also appreciation in housing that helped, but mostly it was our own hard work. Kept doing this ever 3 or 4 years, until we got a very nice house in the best neighborhood. This would not have been possible if we had just kept our first home as it never went up in value close to what our subsequent homes did (first home was eventually knocked down for a highway expansion).
