Just heard from the inspector. Too many issues (several that are major) with the house we were in contract with. Really disappointed and angry that the seller would think that a) the problems would not be discovered or b) they wouldn't matter!! $475 certainly well spent - just wish I could recover it from the seller.

What kind of problems? How old is the house? Sorry to hear about it.

Sorry to hear this, Javaman. Will you be househunting in Vero Beach again ? We moved here seven months ago, and our inspection only had minor issues - although the house next door was being totally remodeled because of Chinese drywall ! Our house was built in 2005, the one next door in 2006, by the same builder. Apparently the later builds were the ones that frequently had the dreaded Chinese drywall. You shouldn't run in to that too much this late in the game (our neighbor waited so long to have his treated because he wanted the insurance company to pay for it, instead of being reimbursed). I was told that any houses with Chinese drywall had already shown the symptoms by now.

Javaman...yes, money well spent up front.

Just make sure you do your inspection within the time given in your contract otherwise you could be out and have to close.

Why was it so high? Did you have septic and not sewer and have that additional cost for an inspection?

I think we paid about $250 for our house inspection in June 2013. Did your bill include termite or other additional inspections?

It also depends on the size of the home being checked. A 1500sqft home is going to cost less to inspect than a 3,000sqft home.

When I was quoting Home Inspectors I had quotes every where from $350 - $850. The guy I ended up going with was $400.

The house is 3100 sq feet and we did pay $60 additional for dry wall inspection. Very though job and will use this person again.
