We ( me, my husband, and young duaghter) are looking to relocate to PSL once my husband finds work. He is a pharmacist - does anyone know how good the market is for a pharmacist on the treasure coast ?

I already have family in the area, and simply love PSL. I also love the cheap property taxes and no income taxes.

Does anyone have an opinion on Vizcaya Falls in PSL?

Hi,

One question? Are your sure our property taxes are cheap? - You might want to verify that within your purchase price parameters.

Coming from the state with the highest property taxes in the country I am positive I currently pay almost 6,000 dollars a year ... ( in a 13 yr old house with 1700 sq feet) The realtor I am working with in Florida said for a rough estimate figure on 2% of the purchase price of the home. Would you find that to be accurate?

C- i will definitely pass any info along. We were down in PSL last month and will be returning the first week of April.

2% is about accurate. I don't know if you would qualify for a homestead exemption at first but you can check it out.

We stopped qualifying for it here in nj 2 years ago..... they just kept changing the income limits again and again until finally we didnt get anything back. In the early days we would get 1200 back... then 600, 400, 300 and now nothing.

Paying just 2% of the purchase price or so would be tax relief !!! lmao

You can qualify immediately for homestead exemption, however, for the first year of your mortgage, the mortgage bank will require you to escrow what the previous owners paid in property taxes. This can work both for and against you, depending on what your tax bill is going to end up being come November when tax notices are sent out, as you may end up owing money, or getting money back.

I don't believe the homestead exemption is income based, the only requirement is it has to be your primary residence. Good Luck Jersey Girl, we opted out of moving to NY because of the property taxes.

Homestead is based on the home being your promary residence - and your property taxes are based on the purchase price of the home.

For a $350,000 home in a new upscale development, your are looking at $5000 to $7000 per year depending on the neighborhood. The local property tax office has an "estimator" on their website. I don't know the exact address but go to Stluciecounty.org (http://www.Stluciecounty.org - broken link) and start searching from there.

Verify the property taxes with your realtor, for the development you want, I think you are being qouted a very low figure. Another idea is to go to Real Estate, Homes for Sale - Zillow and pull up some random address in the development you have chosen. Since the dev. is new, all the prices should be very accurate.
