Default Advice on farmland outside Portland

I'm looking for land (farmhouse 5-10 acres) up to 10-25 miles outside Portland. Trees. I prefer a cool climate. Don't mind the rain. Near a lake, river or pond. Liberal. Not too expensive. How bout a place called ........ Sauvie Island or Estacade. I would love some advice.I dont know the area. thanks.

Sauvie Island land can be expensive because it is so close to the city center.

Estacada would likely be cheaper per acre.

If you are a farmer you know that all land is not created equal. The bottom line is how do you intend to use the property??? If you want to be a grower then there would be less risk in Estacada property.

Go take a look at RMLS.com, that's the local MLS in this area. Sauvie Island is extremely expensive, BTW.

You might try out around St. Helens or Scappoose. But out Estacada way is good, too. Water-front property (whatever the water type) is likely to be a bit more expensive, wherever you go, though.

There is a huge difference in the crops grown around St. Helens and Scappoose vs Estacada. I wonder if the OP really intends to farm the land or just wants elbow room.
