I'll be purchasing a home soon in Viewpoint, Prescott Valley. How much do the property taxes increase each year? 1%, 2%? Just want to know what I'm getting in to. I'm retiring at year end and will be moving to Prescott Valley April or May 2016.

Property taxes and assessed values are a strange animal in Arizona. Basically, assessed values are calculated on a macro scale taking into account gross averages of location, year built, square footage, and age. Assessed values for the following year (e.g., 2016) come out in the beginning of the previous year (e.g., 2015). Those calculations are based on sales from the year before that (e.g., 2014). So the 2016 assessed values end up being calculated based on sales from the second half of 2014. 2016 taxes are not due until the end of 2016, so the 2016 tax bill is calculated based on sales data that are nearly two years old.

Prices have been rising since 2011, so the assessed values continue to rise. However, that does not necessarily mean that property taxes rise proportionally. Taxes are based on how much the taxing entities think they need to spend for any given year. When assessed values go up, tax rates typically decrease and vice versa. A few of the taxing entities such as Central Yavapai Fire District and Yavapai College have increased their tax rate this year. Yavapai County kept its tax rate the same.

You can go to this website to search for the taxes for any property. You will be able to see property taxes going back years and years.
