How's the water supply at the base of Granite Mountain area? I've been looking in areas around American Ranch for land is their anyone familiar with that particular area that knows the history and future of the development? I want space.Would rather have around 5 acres but don't want neighbors that like to accumulate old cars and junk. Would prefer no HOA...

AMERICAN RANCH IS A VERY NICE AREA WITH HOMES SPREAD OUT I KNOW THE THAT CAPTAIN AND TENNILLE LIVE THERE i think its a hoh but not sure best thing to do is call about it

Unfortunately, areas with large acreage and no HOAs tend to attract neighbors that like to accumulate old cars and junk. That is pretty much the point of having an HOA. All HOAs are not oppresive dictatorships. Some are fairly relaxed and just keep out the eye-sores.

Smile HOA? Oh YES there is...

American Ranch definitely has an HOA, and is managed under the nazi-run HOA management company called HOAMCO.

Look elsewhere.....

My comment was not about American Ranch...it is about the company that manages their Homeowners Association. Please reread my post.

Thanks for the responses everybody. My wife just let me know that she had made a post under my sign-in so I am just now checking in. American Ranch is very nice but is not what we were inquiring about. We have been extensively looking at area's just south of American Ranch and an area just north that could be classified as mint creek ranch. We were scouring for lots in area's that definitely were not part of a planned residential community. We wanted to find a good sized lot where there is some space to have about 20 plus Nubian goats and be able to have a separate area to grow some vegetables. We have been farther north into Crossroads Rach but most likely thought there would be CC&R restrictions.

While looking in Mint Creek ranch area there was an open area just west of Ranch Gate Rd. that had a sign on it labeled "Karadan Development Inc." Was wondering if anyone knew if this was going to be a residential community or what was possibly going there?
