Is there a website anyone could point me to that would list all the Punta Gorda neighborhoods and the median home prices for each. I am finding bits and pieces of this info all over the place but would love one straightforward list.

A list like this for North Point would be great too.

I would love to eliminate some neighborhoods that may be out of reach.

Am I correct in understanding that PGI is one neighborhood and then there is PGI section 20 and 23 that are separate but in Deep Creek?

Thanks for anything you can share.

Yes, there is a web site, but I can't post it because it is against the City-Data forum rules since it is a Real Estate Company web site. It is easier if you tell us your price range and then we can give you the names of the communities that fit within your price range. Some of these have high HOA (homeowner association) fees and some also have CDD fees. There are also regular residential neighborhoods that have no HOA fees, deed restrictions or rules and regulations. Just depending on what you are looking for.

Here is a general list of single family home developments that are deed restricted with rules and regulations and have HOA fees:

Port Charlotte
Deep Creek - Punta Gorda Isles Sec 20 - $117,900 to $439,000 (Low HOA fees, no community amenities other than golf)
Deep Creek - Punta Gorda Isles Sec 23 - 4114,900 to $319,000 (Low HOA fees, no community amenities other than golf)
Grassy Point - $795,000 to $1,500,000
Harbour Heights - $74,000 to $1,299,000
Heritage Oak Park - $91,000 to $179,900
River Club - $150,000 to $250,000
Riverwood Golf & Country Club- $179,000 to $699,900
Suncoast Lakes - $153,000 to $229,00
Kings Gate - 55+ Golf Community - $98,900 to $209,900

Punta Gorda
Punta Gorda Isles - $250k to over $1million
Burnt Store Isles - $250k to over $1million
Burnt Store Meadows - $129,900 to $275,000

Pirate Harbor - $280,000 to $899,000
Prairie Creek - $240,000 to $1,150,000
Seminole Lakes Golf Community - $174,000 to $330,000
Creekside - $135,000 to $155,000 (low HOA, no community amenities)

North Port

Thanks, TamRE. The median home prices is what I really am in need of now.

Also, are there homes in those areas that are not in a planned development? Are there certain names for those areas? Coming from the NE with no planned communities where we live, this seems foreign to me. I am sure there are advantages to them but not sure how I feel about so many restrictions on our home.

There are a lot of areas that do not have deed restrictions and homeowner associations in North Port, Port Charlotte and North Port. No, there are no names for those areas. Most go by street areas such as Midway, Port Charlotte Section 15, the New York Section in Port Charlotte or in North Port they go by the street area such as Atwater, San Mateo, Toledo Blade, Chamberlain, Cranberry, Salford, Sumter or Section or Subdivision names.

Here is a link to the Charlotte County map areas: Charlotte County GIS Department

Why not just go to Zillow.com and zoom in on different areas? It will give you an estimated value of any house, and the prices of homes for sale and recent sale prices too.

It is nice to look at zillow too but having a breakdown like this is very helpful and a time-saver.
