If you build a home in South Gulf Cove you will also need flood insurance. Get a feasibility study done, a survey and an elevation certificate. A local builder can give you all of the fees involved for new construction.

IMHO there is nothing like being on the water. Some mornings you wake up and find these in your backyard.

I can tell you when I moved from living on a lake in NH I wanted a house on the water here but at the time prices were rising crazy so I bought on a dry lot. for years with my work working in people backyard on the boat on canals, when I came home at the end of the day to no boat it drove me crazy till I moved to the water

IMHO you really need to give a Lot Of Thought, as to why Lots in SGC have been mostly flipped and why so few homes have ever, been built there.. Maybe even for "almost free" its not really a good buy..

To me I would rather put money in the home a lot in SGC can cost you twice what one will in Rotonda and you are as close if not closer to everything.

you do realize it's the number one hot spot area for new homes in the whole of Charlotte County ?

to say there are few homes ........cant say I agree

I would generally agree.. however, because I already have access to one lot in SGC, and I can buy another for under 30k, and combine both to make just under 1 acres worth of land.. I find it more valuable than getting a home that is just on a .25 acre one.

If it wasn't for the property already available in SGC, I would be doing just what you are saying.
