We live in a lovely 1917 totally renovated house in historic Glenwood Brooklyn in Raleigh. We'll be putting it on the market soon (due to expanding family), and I want to try to do it ourselves.

I've done a FSBO with another house many years ago (sold in a weekend). But years later, the market is shifting. What are good ways to FSBO? I plan to pay the fee to put it in the MLS, post on craigslist, etc. Are there other outlets I'm missing? Should I have an open house every weekend? Advice appreciated!

If you are in a hot area of town, you'll get alot of traffic from Craigslist. The main thing with Craigslist is that you'll want to put up a new add every few days or it will get buried quickly (just take down your old ad after the new one posts).

I don't know if it is worth holding an open house, in my opinion it is a waste of your time as it will draw in alot of sightseers who aren't likely buyers. The likely buyers will take the time to see it on their own.

It can be done, it's just a matter of how long before you need to sell.

There are a ton of free web-sites for listing the house. Here's the main web-sites that I used to sell my house:

WRAL.com (they have classifieds)
lycos.com
triangleyardsales.com
ziply.com
[domain blocked due to spam].net
neighborhoodtrader.com
eastcarolina4sale.com
4042.com
buysellcommunity.com
caryyardsales.com
wilmingtonyardsales.com
craigslist.org

Make sure that your neighbors know about the house being for sale too... some will jump at the chance to pick-out the next neighbor. Good pictures are everything & make a huge difference. Open houses are good & bad--you could get a lot of traffic in or a lot of neighbor, but it couldn't hurt.

good luck!
