Hi, I've been looking for a house to buy and have looked at the Stonefield subdivision in Franklinton, NC. There are several houses for sale, so I'm wondering if there is a problem in that area. Anyone know of this subdivision?

I've lived there for 10 years. I'm not aware of any problems...the taxes are a little high...families could be moving for jobs or lack thereof. Or some couples move in, have kids and need more space. Or their commute could suck (and if it's to 85, it does suck).

Ok thanks so much! It's a pretty area out there, but I guess it does depend on how far you have to drive for work.

Taxes are high up there? Isn't it just franklin county taxes so you don't have to pay city taxes?

Thats the lowest we can find!

We are also looking in that area now.

We are also looking in that area now.

I think that subdivision is in Granville County. I live in southern Granville County (Franklinton) and my taxes are very inexpensive. I think Franklinton is both in Franklin County and Granville County. This is a growing area with several new subdivisions and a brand new elementary school that just opened this school year. I like the peace and quiet but the ability to get to Wake Forest within a 15 minute drive.

Stonefield,that starts on Hardwood Dr, is in Franklin County. Franklinton does split between Granville and Franklin, but Stonefield is in Franklin. At least that what my tax bill says The Franklin/Granville line is just outside the subdivision on Wes Sandling Rd.

I would check the schools for that subdivisiion if that is of concern. I'm in Franklinton but go to Southern Granville schools. Franklin county has some sketchy schools that homes we looked at in Franklin county were based at, which is the reason we did not buy in Franklin County. I've learned for myself that actually going and visiting the schools is far better than using the great schools rating as the only barometer.

Default Stonefield

I also live in the Stonefield subdivision... and can attest the area is perfect and the neighbors are really nice

But there's lots of other things to consider and budget for when living in this remote area...

When I moved into my home, I was caught off-guard by the added $100 monthly expense for needing satellite TV/internet access -cable isn't available in the subdivision.

Also, a lot of the homes use propane for heating, needless to say, my first winter almost broke me having a 325 gallon tank by spending $1800/$2.19gal to heat a 1300sqft home -it wasn't near what I'd budgeted.

Finally, I worked in the Brier Creek area, my 35 mile/45 minute daily commute was beautiful and peaceful... but driving a small SUV, fuel was costly at about $280month when gas prices were flirting w/ $4.00. I also needed my oil changed and tires rotated more frequently, due to the added commute distance.

Not sure if any of this is helpful info, just wanted to share some of the items I wasn't prepared for and 'appreciated' during my learning curve.

And I can confirm, the subdivision is in Franklin County...
