I have Sentricon Bait System for termite control installed and monitored by Home Team. There are 22 boxes around my box. I liked them till my renewal latter came which costs $420 per year. Now looking for alternatives for the termite control and warranty. I can't take chances by installing DIY termite stations and self monitoring around the house. Are there any better alternatives and low cost options. I have backyards with trees and small creek for rain water. TIA.

Then I would suck it up and pay it. They get more expensive every year. We had the same with Home Team and cancelled when the cost hit 250.00/year. We just self monitor, no termite boxes.

Why not have an exterminating company do a termite treatment with a re-treatment contract? They check for active termites once a year and will treat if they find new tubes. After the original treatment it costs about $100 per year.

HomeTeam says that home owner should buy the protection which covers the treatment and monitoring. Also they offer a insurance to cover the termite damages if any.

I will call other termite controllers.

Although most lenders no longer require termite inspections when buying a home, I always encourage my buyers to pay $65 to $75 for that inspection.

If there ARE termites discovered from that inspection, a treatment can be $750 to $1,000. From that point on, the termite company will come out yearly to inspect your property and will treat (for free if termites are discovered) for about $100 per year.

I have Home Team at the beach. I was SHOCKED to learn what they charge to come out yearly to inspect so I simply cancelled after year one. My termite guy has suggested that I have him go out once a year to inspect (free if not for a closing). I know, at some point, I may have termites but I check yearly. Once I discover them, I will have my termite guy come out to treat and then I will pay him yearly for the warranty but I will NOT pay Home Team $250 per year (which is what they quoted me 6 years ago when home was new)!!!

Another company. No bait stations. House was treated 20 years ago and they inspect for mud tunnels yearly and treat as necessary.

Seriously, at $420 a year, you'd be better off putting the money in a savings account and just fixing the termite damage.

So with these yearly termite visits, we are basically just pay for the warranty correct? I just called Pest and Termite Consultants of Raleigh to renew the termite contract on the house, and I followed the guy around the house to see what he did. He basically took out some low-power flashlight, shined it on a couple wood beams in the garage and crawl space, and said "you're good." He was outta here in 5 minutes. $120 for that?

Bait stations are just a revenue stream for the termite companies. Some of the worst infestations I have seen had the stations. Yearly inspections, spot treat when found. It only costs about $800 to treat the entire foundation on an average house.
