Sorta late in this thread, but are you seeking "traditional" finished in place hardwoods or prefinished?

Prefinished can be cleaner and easier to install in an existing occupied home (less dust, no staining/poly fumes and dry times) but do require a fairly level subfloor. Since they are factory finished they also typically offer a more scratch resistant UV cured poly finish.

I've never seen a wood floor that was 10 years old that wasn't showing significant wear if you have kids or pets or a lot of visitors. What are you going to do? There's only one you can readily fix.

I've used Fisher Hardwoods with great success. They will not be the least expensive but the work is top quality. I prefer site finished hardwoods to factory finishes but it is a much more time consuming process for certain!

I see hardwoods in houses on a daily basis and have observed many that still look good after 10 years! Take shoes off (grinding dirt in is a killer), keep nails trimmed on pets, clean properly and they can look real good. Don't take care of them and it will show! Hardwoods are not for everyone!

i had the same concerns about hardwoods so I put bamboo from Lumber Liquidators in my kitchen....best thing I ever did! I have a heavy metal kitchen table set, a dog ,and teens always in and out of the house. The floor just doesn't scratch or dent.

I don't get this question. Are you saying that you can only refinish hardwood vs. engineered floors? I owned a house built in the 20's with the original wood floors -- they are timeless. What is the alternative? Tile is more durable but isn't really used outside of kitchen and bathrooms. Carpet last the least amount of time and is tossed when it's replaced.

Who did you end up going with ? I believe I am in the same boat looking for bamboo supplier and installer for my entire first floor.

sorry I didn't see the followup, if you check back ... yes, there's only one I know of that you can COUNT ON being able to refinish, and that's "real" wood floors .
