So, I am looking at various websites at some town homes in the area.

Specifically in Cary and Apex. It seems the general range for a nice looking, 3 or 4 BR TH in either town seems to be around $1400-$1700. That seems pretty low to me.

I know there are a lot of rental scams (I haven't rented in years, but my realtor filled me in), and I am just wondering if those prices are normal for the area.

I think that is normal, and you can do even better than that (around 1200-1300) and still get a very nice place.

I was going back and forth over the past 6 months between renting and buying, and I too was pleasantly surprised at the rental prices on nice, new townhomes in great areas. When you compare the price of renting an apartment versus a townhome in this area, it's a no-brainer. Apartments are a complete rip-off (IMO) in comparison.

Townhouses generally rent for a bit less than similar-sized SFHs. Those rents are pretty average unless you want a luxury townhome.

This is all good news. I just don't want to be fooled into getting into the "wrong" area. Although, from my research - I am not sure if there are any "wrong" areas in Cary or Apex.

I think you are correct. Cary and Apex are really nice places to live. Can't think of anyplace that you could go wrong.

Affordable RE, sale prices or rent rates, tend to align ~2:1 to 3:1~ with income.
(some areas like NY Metro and Coastal CA excepted).

If you believe NC rent rates are low be sure you see the salary numbers.

I get that too. But salary of anything is better than salary of nothing.

Also, coastal Southern NJ prices are still high. Especially for rentals. Sale prices have leveled out, but rental prices remain high due to low inventory.

I wouldn't pay that kind of rent to live in the area right near Chatham and Maynard, some of the downtown areas near the tracks, or off some parts of Gregory Rd in Cary, nor the area kind of near Wal-Mart in Apex.

For the most part, both towns are safe, but they do have some areas where that price would be a BAD deal.

that sounds about right. We rented a beautiful 4 BR TH in Cary for roughly 1300. As far as location, it was perfect. The only negative would be that it's close to the train tracks, but you get used to the sounds of trains very quickly.
