Maida Vale is a gated subdivision in Durham, right next to Chapel Hill, on Ephesus Church rd near Farrington Rd. It's been there for 5 years at least, but very few houses have been built there. The houses that are there seem way too big and pretentious for the area. Did the builder or developer go bankrupt? What's the future for this subdivision?
The HOA charge for the few houses that are there must be enormous to support the infrastructure that was built to support many more houses. There is a huge landscaped wall, a gatehouse, and lots of landscaping inside.
Anyone know any details? I pass it almost every day and wonder about it.

I took my Mom to an open house (Parade of Homes?) there 4-5 years ago. We were curious about what was behind the gate. And why a gated community between an elementary school and a church. We toured a town house style with zero-lot-line and they would do the outside work like mowing. Don't remember if the HOA fees were for roof/outside painting and other stuff in a townhouse. First-floor master bedroom, granite/stainless in the kitchen but I didn't think it was a good layout. For example, the master bath had a whirlpool tub with an access panel in the bedroom.

The agent there realized I wasn't the money person and was asking me all sorts of questions about what type of home Mom wanted. This was back when the homes started in the $800,000.

I pass that by with some frequency and also find it incredibly pretentious, especially for Durham (and I live in Durham, am not bashing it). It just looks ridiculous there. Who are they trying to keep out? If I were going to drop that much coin on a home, I can think of a ton of other neighborhoods I'd buy in before that one.

I've been passing by this place about once a week during the last month or so. Google Earth shows maybe about 10 homes built - and lots and lots of empty lots. Out of curiosity I looked up the web site. Homes selling in the 2-4 million range. Not sure what's happening. It must be lonely to live there.
