Hi - does anyone know if one or more of the triangle-area 55+ communities would allow a homeowner to fence their yard? I have a dog and I really prefer to have a fence for safety.

You know, that's the biggest consideration for us downsizing and moving to one of those 55+ communities...a big fenced-in back yard for the dogs. The dogs love the big yard to run and play in, and we have a hard time thinking about giving it up...plus the safety factor you mentioned. I'm not sure what's out there

I can assure you that Carolina Preserve and Carolina Arbors do allow fences. Regency in Brier Creek Country Club (not age restricted, but marketed and sold almost entirely to 50+ residents) also allows them.

The rules for all three are pretty similar. You need to request and receive approval from the HOA architectural committee. You MUST use the approved material, which in these three cases is a view fence made of black wrought iron of a certain size and ONLY up to a certain height. If you have a large dog that is a jumper, the height of these fences will not be adequate. You have two size choices for width - one that is standard and another that is intended for very small dogs and puppies. They are not cheap.

One other thing to remember: If you install one of these in CP or CA, the landscapers/grass cutters do not enter your backyard and you do not get a reduction in your hoa fees. You are responsible for maintaining your own property within that fence. Regency requires you to put a gate in the fence, and the gardeners continue to maintain the property.

So far as I remember, the other one or two 55+ communities we looked at were pretty much the same.
