The Garner market is really moving fast. This is partially due to there being a decline in inventory. If you've thought about listing, now would be the time. There isn't much competition!

That appraisal situation happened with the home I own now, that's not a good spot to be in. But I think it might be a racket around here, because the sellers insisted on a second appraisal which came in exactly at what we wanted. From what I understand, the guy never even came inside the house.

It is hard for appraisers to keep up. At least now they are asking if it was a multiple bid situation.

And appraisers are calling Listing Agents (if we don't leave the info. for them) to ask about the neighborhood and to ask about things about the home that makes it worth the extra value.
