Thanks for all the info.


It doesn't have to be a master-planned community. That's our preference, but sounds like we can't afford it. Didn't realize that Arlen Park was part of Southern Village. It was listed as a separate subdivision (?) on Realtor.com.


Have been to Cary, Apex, Wake Forest, and Raleigh. Not for us. Want to concentrate in Chapel Hill/South Durham and possibly Hillsborough.


Did look at Winmore. Liked the look of it, but someone here mentioned the power lines. That's a deal breaker for us. Looked at Meadowmont - had driven through there our last visit and like it, but seems there's nothing there under 500K.


What is Downing Creek like?


Long story, but we don't have a couple of years to wait for Chatham Park. Sounds nice though, but wouldn't that be even further out than Governor's Village?

May have to look at townhouses due to the high taxes...


I see that Southern Village has townhomes. Does anyone know if they have garages?

Chatham Park will be much more inclusive than any of the other subdivisions. It's huge. They're basically building a town. It will bring about 60,000 people to the area when it's finished.

Have you totally abandoned the idea of Woodcroft?

I feel like you have because of what was said about Durham crime, but seriously - many many happy people live there safety, and it's so well-suited for what you seek. Right by the VRH emergency vet, shopping, close enough to Duke, right near a Duke primary and specialist care office, mature landscaping, trails, planned community.

More affordable.

Southern Village has single family homes, townhomes, condos, and apartments. All of the single family homes and townhomes have garages. Sometimes the garages are detached, especially in the townhomes. There are a variety of price points in Southern Village. For example, some townhomes are brick which are more expensive, but there is also a row of townhomes (near the pool) that have siding, and are much cheaper.

What is your price point?

Also, I think the idea of Meadowmont is great - it brings you closer to Durham. And although the Orange County side of Meadowmont is generally more expensive than Southern Village, the Durham County side of Meadowmont is usually cheaper. (In case you didn't know, Meadowmont sits on the county line with about 2/3 of the neighborhood in Orange County with Chapel Hill schools, and 1/3 of the neighborhood sitting in Durham County with Durham County schools). Because Chapel Hill schools are much more highly regarded than Durham schools, the Orange County side of the development sells for much higher prices than the Durham side. But since you don't have children, schools won't be as big of an issue for you until resale.

I think Woodcroft could be really good, too. Definitely worth a look. Nice walking trails there and a good pool if you like to swim.

No, Woodcroft and Durham are not off the list. Making 3 separate lists - Hillsborough, Chapel Hill and Durham. Hopefully can hit all 3 during our visit.


I didn't know that about Meadowmont. Will have to check what their townhouses run.


Although the idea of Chatham Park sounds great, it's not soon enough. We're looking at end of this year if we do move.


Would Briar Chapel be worth looking at?

Briar Chapel is nice. It's a little far out but easy enough to swing by when you're in the area. You might like Fearrington too if you're looking in that direction.

Thanks! We've visited (and stayed at) Fearrington many times over the years.


It is lovely, but the yards are too small and the prices are more than we can pay.


Please keep the suggestions coming on developments for 350K-400K SF or townhouse with small yard and garage in Chapel Hill, South Durham or Hillsborough.


We need to keep taxes in mind, it seems, as they are very pricey. So I think Chapel Hill proper will be out.
